Choosing between a combi, system and regular boiler is not simply about picking the most popular option. The right choice depends on how much hot water your household uses, the number of bathrooms, your incoming mains water performance, the space available for a cylinder or tanks, and the design of your existing heating system.
This guide explains the different types of boiler systems used in UK homes, how each one works, where each type tends to fit best, and what to check before replacing or converting your current boiler.
There are three main domestic boiler system types:

A combination or combi boiler combines central heating and mains-fed hot-water production in one appliance. When a hot tap or shower is opened, the boiler heats the incoming water as it passes through the unit. There is no stored supply waiting in a cylinder.
A combi is often a practical option for a flat, a smaller house or a home with one main bathroom, provided the incoming mains water supply is suitable. It can also appeal to homeowners who want to remove an old cylinder or loft tanks, although a conversion must be assessed properly before any equipment is removed.

A system boiler provides central heating and heats water stored in a separate cylinder. Many of the main heating components are built into the boiler, and a modern arrangement commonly uses a mains-fed unvented cylinder. The exact design still depends on the property and cylinder specification.
A system boiler can be a strong choice for a medium or larger property where the household regularly uses hot water at more than one outlet. It may also suit a home that already has a compatible cylinder and does not need traditional loft tanks.

A regular boiler is also commonly described as a heat-only, traditional or conventional boiler. In a traditional open-vented setup, the boiler heats the radiators and a separate hot-water cylinder. Small cisterns in the loft feed the hot-water and heating circuits.

The different types of boiler systems should be compared by the complete heating and hot-water arrangement, not by boiler output alone. A powerful appliance cannot compensate for restricted mains flow, an unsuitable cylinder, undersized pipework or poor system design.
No. “Combi”, “system” and “regular” describe how a boiler supplies heating and hot water. “Condensing” describes how the appliance recovers additional heat from its flue gases to improve efficiency.
Modern replacement boilers are normally condensing, whether they are combi, system or regular models. Condensing boilers also produce condensate water, which must be discharged through correctly installed pipework. The flue and condensate route are therefore important parts of a boiler survey.
A combi is often the first option considered because it does not need a cylinder or loft tanks. The incoming mains flow and pressure should still be tested, especially if the property is on an upper floor or has known supply limitations.
A system or regular boiler with an appropriately sized cylinder may cope better when two showers, baths or taps are likely to be used together. Some higher-output combis can serve larger homes, but the decision must be based on measured mains performance and realistic simultaneous demand.
A like-for-like regular boiler may be the least disruptive solution where the existing system is suitable and in good condition. Converting to a combi or system boiler can still be possible, but the pipework, radiators, mains supply and cylinder arrangement must be assessed first.
Removing traditional loft cisterns may make a combi or system arrangement attractive. That does not automatically mean a combi is suitable: the household’s hot-water demand and mains water performance remain decisive.

Count the bathrooms, but also think about how they are used. A two-bathroom home where only one shower runs at a time has a different demand from a household that regularly uses two showers and a kitchen tap together.
Combi boilers and mains-fed unvented cylinders depend on the water entering the property. Static pressure alone is not enough; an engineer should consider the available flow while water is being drawn.
A combi uses the least internal space, but space saving should not override hot-water performance. A system boiler needs a cylinder, while a traditional regular setup usually needs both a cylinder and loft cisterns.
